OIN Workforce Housing

Quality Mechanical Services (QMS) was selected to provide design-build HVAC services for the OIN Workforce Housing Development, a large-scale residential project consisting of multiple apartment and dormitory-style buildings designed to support workforce housing needs in Central New York. The development includes five dormitory buildings containing five apartments each and five apartment buildings containing ten apartments each, for a total of 75 residential units. QMS provided complete HVAC design and construction services, developing a cost-effective and energy-efficient mechanical solution tailored to the project’s residential occupancy requirements. Each apartment was designed with an individual high-efficiency gas furnace, dedicated air conditioning system, programmable thermostat, and independent zoning to maximize occupant comfort and control. The systems featured 92% efficient furnaces, MERV 8 filtration, and air-cooled condensing units to provide reliable year-round heating and cooling. The project also included bathroom exhaust systems, kitchen exhaust provisions, fire and smoke protection components, dryer exhaust systems, and dedicated make-up air systems serving dormitory laundry facilities. QMS incorporated fire dampers, code-compliant air distribution systems, and engineered ventilation solutions to support safe and efficient building operation. Through its design-build approach, QMS delivered a comprehensive mechanical package that balanced construction efficiency, long-term reliability, and resident comfort. The OIN Workforce Housing project showcases QMS’s expertise in multifamily residential developments, large-scale HVAC design, and turnkey mechanical construction solutions that support growing communities and workforce initiatives.
