Camillus Mills Apartments

Quality Mechanical Services (QMS) was selected to provide design-build HVAC services for Phase II of the Camillus Mills Lofts redevelopment in Camillus, New York. This adaptive reuse project transformed a historic mill property into modern multifamily housing, creating 46 residential apartments along with supporting common spaces, fitness facilities, leasing offices, and tenant amenities. QMS designed and installed complete heating, cooling, and ventilation systems for all residential units and common areas. Each apartment was equipped with an individually controlled high-efficiency heat pump split system featuring a dedicated air handler, MERV 13 filtration, programmable thermostat, and duct-mounted electric backup heat to ensure reliable comfort throughout Central New York’s winter conditions. The project incorporated exposed spiral ductwork and modern industrial-style HVAC elements that complemented the character of the renovated mill building while delivering efficient air distribution and occupant comfort. Rooftop and ground-mounted condensing units, insulated duct systems, bathroom exhaust systems, dryer venting, and associated controls were carefully coordinated to integrate seamlessly within the historic structure. QMS also provided permitting, inspections, startup, commissioning, as-built documentation, and owner training, delivering a turnkey mechanical solution from design through occupancy. The Camillus Mills Lofts project showcases QMS’s expertise in adaptive reuse developments, multifamily residential construction, heat pump technology, and design-build mechanical systems that blend modern performance with historic preservation.
